Terms & Conditions
1. Definitions
1.1. “Offer” means the referral reward promotion described in Clause 2.
1.2. “Referrer” means any individual, whether a current member, tenant, or not, who submits a valid referral of a Referred Company in accordance with these Terms & Conditions.
1.3. “Referred Company” means any company or business introduced to the Operator by the Referrer.
1.4. “Operator” means Metro Office Ltd
1.5. “Agreement” means the licence, lease, or other occupancy agreement entered into between the Operator and the Referred Company.
1.6. “Reward” means the payment or holiday voucher entitlement due to the Referrer under this Offer.
1.7. “Total Contract Value” means the total base rent payable by the Referred Company over the full fixed term of the Agreement, excluding VAT, services and any other ancillary costs.
1.8. Interpretation In these Terms & Conditions, unless the context otherwise requires:
Words importing the singular include the plural and vice versa.
“Including” means “including without limitation.”
Headings are for convenience only and do not affect interpretation.
References to “written” include email or other electronic communications.
1.9. Operator Decisions The Operator’s decisions regarding the validity of referrals, eligibility of Referrers and Referred Companies, and the calculation or payment of any Reward are final, binding, and not subject to dispute.
2. The Offer
2.1. The Offer provides a Reward to a Referrer only when a Referred Company has signed an Agreement, paid all required initial payments including deposit and first month’s rent, and taken occupation of the Premises in accordance with the Agreement.
2.2. The Reward shall be calculated as 5% of the total contract value of the Referred Company’s Agreement, capped at an amount equivalent to 12 months of base rent under the Agreement.
2.3. The Reward may be issued as:
A cash payment, or
A holiday voucher,
at the Operator’s discretion or as agreed with the Referrer.
2.4. Only one Reward shall be payable per Referred Company per Agreement.
3. Eligibility
3.1. The Offer is open to:
Existing members or tenants of the Operator, and
Individuals who are not members of Metro Office Ltd,
provided they submit a valid referral of a Referred Company.
3.2. Referrers must be over 18 years of age.
3.3. The Offer applies to new agreements signed by Referred Companies. Existing customers or renewing agreements are not eligible.
3.4. The Referred Company must enter into an Agreement for a minimum term of 12 months unless otherwise agreed in writing.
3.5. Multiple Referrers: If multiple Referrers submit referrals for the same Referred Company, only the first valid referral received by the program will be eligible for a Reward. All other referrals for that company, even if from different Referrers, will not qualify.
3.6. Same Referrer: Only the first valid referral submitted by a Referrer for a particular Referred Company shall be eligible for a Reward. Any subsequent referrals of the same company by the same Referrer will not be valid.
3.7. Independence of Referrer: The Referrer must be acting in an individual capacity and not as a decision-maker of the Referred Company. No Reward shall be payable where the Referrer is a director, shareholder, member, partner, or otherwise holds a controlling or ownership interest in the Referred Company. In addition, no Reward shall be payable where the Referrer is an immediate family member or connected person of any director, shareholder, or person with a controlling or ownership interest in the Referred Company, including but not limited to spouses, civil partners, parents, children, or siblings. For the avoidance of doubt, employees of the Referred Company who do not hold any ownership or controlling interest, and are not connected persons as described above, may qualify as Referrers, provided all other conditions of these Terms & Conditions are met.
4. Referral Process
4.1. The Referrer must complete the Operator’s online referral form prior to the Referred Company making contact with the Operator.
4.2. By submitting a referral, the Referrer confirms that they have obtained the Referred Company’s permission to provide its details to the Operator.
4.3. Upon receiving a referral, the Operator is entitled to contact the Referred Company directly regarding its services and potential occupancy.
4.4. Only referrals submitted via the online form and received prior to any enquiry by the Referred Company will be considered valid.
4.5. The Operator reserves the right to verify the introduction and reject any referral it considers invalid or ineligible.
4.6. The Referred Company must ultimately enter into an Agreement and complete all initial contractual obligations (including deposit, first month’s rent, and move-in) for the Referrer to be eligible for a Reward.
4.7. Prior engagement with Operator: The Referred Company must not have occupied the Operator’s Premises, received a quote, or undertaken a site tour prior to the referral being submitted. Any referral where such prior engagement has occurred shall not qualify for a Reward.
4.8. Referrals that are deemed fraudulent, abusive, or made in bad faith, including but not limited to providing false information, referring companies without consent, or attempting to refer a company in which the Referrer holds a director, ownership, or controlling interest in breach of Clause 3.7, will be automatically disqualified.
4.9. Genuine Referral Requirement: The Referrer must have a genuine, pre-existing relationship with the Referred Company and must have made a bona fide introduction. Referrals submitted on behalf of another person, or where the Referrer is acting as an intermediary, nominee, or conduit for another individual (including any person otherwise ineligible under these Terms), shall not qualify for a Reward.
4.9.1 Completeness and Quality of Referral: To be considered valid, a referral must be submitted with complete and accurate information sufficient for the Operator to identify and contact the Referred Company. Referrals containing incomplete, placeholder, or non-genuine information (including but not limited to the use of “N/A”, generic terms, or missing key contact details) shall not be considered valid and will not qualify for a Reward. The Operator reserves the right to determine, at its sole discretion, whether the information provided constitutes a genuine and actionable referral.
5. Reward Payment
5.1. The Reward shall be calculated based on the total value of the signed Agreement, excluding VAT and any additional charges outside base rent.
5.2. The Reward shall be payable within 30 days of the Referred Company having fully executed the Contractual Agreement, made all required initial payments including deposit and first month’s rent, and taken occupation of the Premises.
5.3. Rewards are non-transferable, unless expressly agreed by the Operator.
5.4. The Operator reserves the right to substitute the Reward with a holiday voucher or equivalent value if cash is not issued.
5.5. Payment method: If the Reward is chosen as a cash payment, it will be issued via bank transfer. The Operator will only use the contact details provided by the Referrer at the time of submitting the referral to verify and confirm the accuracy of the bank details. The Referrer is solely responsible for ensuring that these contact and bank details are correct. Once the payment has been made and verified by the Referrer, the Operator shall have no further liability for the Reward. No alternative contact details will be accepted for payment verification or issuance, and any dispute arising from incorrect or fraudulent details will not be the responsibility of the Operator.
6. Exclusions
6.1. No Reward shall be payable if:
The Referred Company is already a customer of the Operator, or
The Referral is not submitted via the online form prior to any enquiry by the Referred Company
6.2. The Offer cannot be combined with any other referral, promotion, or discount unless expressly agreed in writing by the Operator.
6.3. No Reward shall be payable if the Referred Company:
Has occupied the Operator’s Premises, or Has received a quote or toured the Premises prior to referral submission.
6.4. Connected Decision-Makers: No Reward shall be payable where the Referrer is a director, shareholder, or otherwise holds a controlling or ownership interest in the Referred Company, or is an immediate family member or connected person of such an individual.
7. General Conditions
7.1. The Operator reserves the right to:Amend, withdraw, or terminate the Offer at any time without prior notice; Refuse any referral at its sole discretion.
7.2. All Agreements are subject to contract, referencing, and credit checks.
7.3. By participating in this Offer, Referrers and Referred Companies agree to be bound by these Terms & Conditions.
7.4. These Terms & Conditions shall be governed by and construed in accordance with the laws of Northern Ireland, and the parties submit to the exclusive jurisdiction of the courts of Northern.
7.5. Offer withdrawal or amendment: The Operator reserves the right to amend, withdraw, or terminate the Offer at any time in relation to future referrals. However, such changes will not affect referrals that have already been validly submitted in accordance with these Terms & Conditions.
8. Data Protection
8.1. The Operator will process any personal data submitted in accordance with applicable data protection laws.
8.2. By participating, the Referrer consents to their information being used to verify eligibility and issue Rewards.
